Lately, it seems like the only thing that people are talking about is the unbelievable housing market, especially here in Birmingham. We wanted answers, so we spoke with David Tanner—a local real estate agent with LAH Real Estate—to learn more about the housing market in Birmingham.
Meet David Tanner, LAH Real Estate
Born and raised right here in Birmingham, David began his career in real estate in Oxford, Mississippi after graduating from the University of Mississippi with a Bachelor of Business Administration and Management.
“After I married my wife, Taylor, we decided to move back to Birmingham upon hearing that she was accepted to a residency program at Princeton Baptist. I heard that LAH Real Estate was opening a new branch in Crestline, so I reached out to the broker, Scott Boudreaux, about joining the team. I’ve been with LAH since!”

Is now a good time to buy in Birmingham?
If you’ve been paying attention to home listings recently, you probably noticed that many houses—if not most—are selling above asking price. In fact, it’s difficult to find a home that’s been on the market for more than a couple of weeks.
“I am not the first person to say it, but this is one of the craziest real estate markets in the history of time. However, that’s not necessarily a bad thing. My belief is that real estate is the number one way to build wealth, especially for a young couple that’s getting their first home.”

If you are looking to buy a home in the near future, David says it’s important to manage your expectations. Especially in today’s market, odds are the first dream house you find will get swept out from under you. Luckily, there are always more fish in the sea more houses in the market.
“The best advice I can give is to stay calm and have a plan, which can be tricky because buying a house is a very emotional prospect. For most people, buying a house is the biggest purchase they are ever going to make, and it’s the place that they’re going to turn into their home where they might raise children.”

With many houses selling above asking prices, David says he’s had multiple clients ask if now is a good time to sell their home.
“Just like I tell clients that are looking to buy a home, the most important thing to do when selling a home is making sure you have a plan. Are you selling your home just to make money? Are you looking to upsize or downsize? Selling your home is a big step, and it takes a lot more than putting up a sign and getting the price you want.”

If you are looking to sell your home, there are a few easy steps you can take to make the process much smoother in the long run.
“You have to remember than prospective buyers are going to be just as nit-picky as you would be when looking for a home, so you have to make your home look as perfect as possible. Decluttering is a great first step, but a thorough cleaning and a new coat of paint can work wonders. Spending a little bit of money in the front end goes a long way when getting your house prepped and ready to sell.”

Even before the recent housing market boom, starting a career in real estate has been a tempting proposition. As a real estate agent, you’re not beholden to the nine-to-five schedule—you can when you work, how much you work and even where you work!
“There is never a bad time to be a real estate agent. Real estate is one of those jobs where it is 100% about what you put into it. If you’re working hard and going above and beyond for your clients, you are going to be successful. At least that’s what I believe. However, there is a lot of flexibility, so if you aren’t going to work or if you aren’t gong out of your way to bring in new clients and build those new relationships, you aren’t going to be very busy.”
