New details (and renderings) have been released about The Tracks, a $41 million dollar multifamily apartment complex planned along 1st Avenue South. Located at the east end of Rotary Trail, the 273-unit apartment complex would be of interest to people looking to live in downtown Birmingham. Keep reading to learn more.
As reported by Bham Now in late 2020, The Tracks is a large multifamily apartment complex planned for an empty lot on 1st Avenue South. The build site is a 4.75-acre plot at the 2400 and 2500 blocks of 1st Avenue South, which was formerly owned by the T.E. Stevens Construction Company.
The Tracks is the first Alabama project from Indianapolis-based TWG Development, a firm with properties in Indianapolis, Washington, Colorado, Missouri, Iowa, Wisconsin, Michigan, Illinois, Pennsylvania and Georgia. According to an article by the Birmingham Business Journal, TWG Development is in the process of obtaining appropriate permits from the city of Birmingham in order to move forward with the project.
The Birmingham City Council previously approved the rezoning of the property from M-2, heavy industrial district to MU-H, mixed-use high district in late 2020.
According to TWG Development, The Tracks will be a five-story, wood-framed building with a total of 273 studio, one- and two-bedroom apartment units. In addition, the apartment complex will include amenities such as:
- A club room & 24-hour fitness center
- A central interior courtyard
- Outdoor pool and grilling stations
- Dog park
- Co-working space
- Indoor bicycle storage
- Full kitchen and community space
- A bocce ball court and a yoga lawn.
The Tracks is one of several large projects under works along Rotary Trail, including:
- The Percée, a three-story modern-style condominium near the 20 Midtown Apartments.
- The Hardwick, an adaptive reuse mixed-use project in the historic Hardwick Building.
