The redevelopment of the historic Yeilding’s Building in downtown Birmingham just got that much prettier. Today, contractors installed a new decorative sign on The Yeilding, an adaptive reuse redevelopment of the historic Yeilding’s Building that’s set to bring new residential and commercial space to downtown Birmingham later this year.

What is The Yeilding?

In 2025, a joint venture between Gladstone Equity Partners, Friedman Realty and Harbert Realty Services began an adaptive reuse redevelopment project of the Yeilding’s Building. Located at 2129 2nd Avenue N, the three-story, 40,000-square-foot commercial building served as the downtown flagship of the Yeilding’s department store chain from 1911 until 1980.

The project is transforming the long-vacant, historic building into an adaptive reuse redevelopment dubbed The Yeilding, which will include:

  • A mix of 39 luxury studios and one-bedroom residential units ranging from 400-700 square feet with 15′ ceilings, floor-to-ceiling windows and Class-A finishes.
  • A variety of amenities, including a rooftop terrace with an outdoor kitchen, fire pit, a resident lounge, fitness center, in-unit smart home packages and more.
  • Bewteen 6,000-12,000 square feet of commercial space available

The Yeilding is now pre-leasing, with availability starting in Q4 2026.

Situated on the northeast corner of the Yeilding’s Building, The Yeilding’s new sign is reminicent of the original one that hung from the building back when it was a department store. The sign protrudes from the corner of the building, allowing passerbys to view the sign from both 22nd Street N and 2nd Avenue N.
