New “flex venture” space opening in Chelsea

A new “flex venture” space is coming to Chelsea—built for busy, growing businesses of all areas and the customers they serve.

ForgeFlex coming to Chelsea
ForgeFlex was born out of the idea to “bridge the gap between garage startups and warehouse space,” according to the Birmingham Business Journal.
In an Instagram post, ForgeFlex noted that growing businesses need warehouse space to operate, office space to manage and a storefront for customer growth. Which stewarded the idea for ForgeFlex.
“Our spaces are designed for real operators, contractors, service companies, e-commerce brands, and growing trades who need warehouse, office, and retail presence all under one roof. You can load materials in the back, meet clients in a professional office up front, and run your entire business from a space that actually works as hard as you do.”

Zachary Lauderdale, CEO of the real estate agency behind ForgeFlex, agreed, saying:
“We’re looking to bridge that gap between working out of your garage and your dining room table and the next step being a 6,000-square-foot warehouse space. We’re trying to bridge that by giving these small businesses flexible spaces and flexible lease terms that will work for their business and that they can afford and that make sense.
Our slogan is ‘we’re built for the bold.’ We build to cater to these founders and these disruptors that are coming in and starting something from the ground up, and they’ve almost hit a glass ceiling because they’re unable to grow just from a pure space standpoint.”

The $3-4 million development will boast 40 suites, ranging from 600 to 1,600 square feet. The
How will ForgeFlex work? The design aims to have three parking spaces per bay and dual-zone HVAC between offices and warehouses.
- Location: Intersection of Highway 47 and Forest Oaks Drive outside of Chelsea
- Opening date: Late 2026 with an expected groundbreaking this April
