Commercial development at Edgehill at Southtown approved to move forward

Thanks to a ground lease signed on Wednesday, June 26, Southside Development Company is cleared to move forward with construction in the blocks between 24th Street and the Red Mountain Expressway.

Commercial development at Edgehill at Southtown has the green light
According to a press release, the first commercial building at Edgehill at Southtown will be a 150,000-square-foot building that will house an incubator for biotech businesses.
Located at the corner of University Boulevard and 24th Street, the building will be the first part of a Birmingham Biomedical Innovation Corridor, made possible by new state legislation authorizing cities to establish research and development corridors to encourage investment in those industries.

Once complete, the site will include:
- 800,000 square feet of commercial space for the biomedical innovation corridor
- Roughly 400,000 square feet will be devoted to research and development facilities
- The other 400,000 square feet will be available for innovation partners and medical office space
- 50,000 square feet of retail and restaurant space
- A 150-to-200-room hotel
- Roughly 250 residential apartment units
Part of the larger Edgehill at Southtown development
The recently announced commercial developments are part of Edgehill at Southtown.
A mixed-use development on the footprint of the former Southtown Court affordable housing community, Edgehill at Southtown is made possible through a partnership between the Housing Authority of the Birmingham District (HABD) and Southside Development Company (SDC).

Construction on the mixed-use development began a little over a year ago, and two of its housing complexes are already nearing completion:
- A 60-unit family building set to open in Fall 2024
- A 143-unit senior building set to be completed in March 2025
