Here’s where home prices stand in the Birmingham metro now

The real estate market all over the country has been on fire in recent years and the Birmingham-Hoover Metropolitan Statistical Area is no exception. While home prices aren’t as high as they were in 2022, they’re still up compared to this time last year.

Obviously, home prices vary depending on where in the Birmingham MSA you are looking to buy, but in all, the market in the Magic City is still booming.

According to the Alabama Center for Real Estate, median home prices in the Birmingham-Hoover MSA in March of this year ($296,000) are significantly higher than they were in March of 2020 ($245,000), but the market has fluctuated during that time in a big way.

The Birmingham MSA housing market over the last five years saw its peak in June of 2022, with a median sales price of $315,000, with median home prices at their lowest in January or 2021 when prices were at $235,000.

Here is the median selling price over the last five years for homes in the Birmingham MSA (year-over-year):

  • March 2020: $245,000
  • March 2021: $258,150
  • March 2022: $291,000
  • March 2023: $279,900
  • March 2024: $296,000

The data above is for the entire Birmingham-Hoover MSA (which includes Bibb, Blount, Chilton, Jefferson, St. Clair and Shelby counties), but if you break down the average selling price for homes in specific cities in and around the Huntsville MSA, you see some significant disparity.

  • Clanton: $220,000
