Birmingham home prices + sales keep going up—learn what it means

Over the last few years, Birmingham’s housing market has seen intense demand and limited inventory. Homes often sell quickly and frequently above asking price.
According to the Alabama Center for Real Estate (ACRE), the median sales price in May was $325,000, an increase of 5.5% from one year ago and an increase of 1.0% from April.
According to Zillow (and pictured above), Birmingham saw the 15th greatest home price increase in the country, with a 10.9% price change in one year.
Here is the median selling price over the last five years for homes in the Birmingham MSA:
- May 2025: 388,893
- May 2024: 382,023
- May 2023: 374,505
- May 2022: 365,231
- May 2021: 322,915
- May 2020: 272,247
Plus, pricing varies from neighborhood to neighborhood, so ACRE recommends consulting with a local real estate agent.
Birmingham-area home sales up 3% each year
While home prices are up, inventory and sales continue to increase as well.
ACRE’s report for Birmingham-area homes in May shows home sales increased 3.4% year-over-year from 1,328 to 1,373 closed transactions.
The number of listings in May increased 3.7% from April, but decreased 16.2% from the same time last year.
