We caught up with some experts at Ray & Poynor in English Village to get the lowdown on what’s happening in the local housing market right now. From hot neighborhoods to first-time buyer tips, here’s what to know before making your next move.
Birmingham’s market is active + evolving

Over the last few years, especially during the pandemic, Birmingham’s housing market saw intense demand and limited inventory. Homes were often selling within days (or hours), frequently above asking price, with multiple offers and very little room for negotiation.
Now, while demand is still strong, some of that urgency has eased. Buyers aren’t always rushing in with aggressive offers on day one, so sellers may need to be more flexible on price or terms.
“Birmingham’s market remains very strong. However, we are seeing a slight shift in 2025 from previous years. Home prices remain steady, but some homes are not selling on the first day as we experienced in preceding years. In general, buyers and sellers are negotiating more during the home buying process.”

Despite this change, the most desirable homes—especially those priced right and in great condition—are still selling quickly. That means when the right property hits the market, you should move fast.

According to Bridget, many buyers are feeling both eager and urgent.

It’s no secret that first-time homebuyers face an especially tough set of challenges, especially in high-demand areas.
“First-time buyers are definitely feeling the pinch, especially in Birmingham’s most sought-after areas where it’s hard to find homes that check all the boxes—good condition, fair price and great location.
While interest rates have stabilized, they’re not likely to return to 3%, so my advice is: buy what you can afford now. Prices will likely keep rising, so waiting may not help.”

Still, all of the agents say there’s hope in the air. Kelley added that buyers may have more leverage than they did in the past.
“We’re seeing more negotiation in certain areas, which can help first-time buyers get a better deal. Working with a great mortgage lender is essential—understanding your true buying power can make a huge difference.”
