The Maintenance Technician performs a variety of tasks to enhance and maintain the asset in good working condition. Handles all facilities-related issues and projects.

Accountabilities, Actions and Expected Measurable Results


Preventative Maintenance:  Perform and/or source resources for general repairs and services in all maintenance related disciplines including carpentry, plumbing, minor electrical, HVAC, finish work, and painting.  Follow and provide input for inspections and maintenance (lighting, ceiling tiles, doors, flooring, etc.) that align with manufacturer specifications or industry best practices.  Help manage preventative maintenance schedule for building.

HVAC Preventive Maintenance

11 air handles
Four rooftop fresh air fans
One restroom fresh air fan
Two smoke evac fans
Two rooftop split AC units
Plumbing Preventive Maintenance

All 10 restroom toilets and sinks/faucets
All 26 test kitchen sinks/faucets and grease traps
All 9 break room sinks/faucets and mini hot water heaters
All 3 60-gallon hot water heaters
Electrical Preventive Maintenance

Light and replace ballast
Operating building management system
Operating all fire alarm systems
Visual inspection of UPS systems
Visual inspection of all electrical rooms


Building Services:  Respond to the following daily requests; hot and cold calls, lighting, janitorial, general repairs, carpentry, furniture & box movement, and event activity.  Maintain/check/follow through activities on Building Services calendar


Emergency Response: 24-hour basis, including power outages (UPS alarms), leaks, fire or smoke activity, loss of critical cooling in the MDF, etc.


Property Management Support:  Support property manager in executing small capital and construction projects.  Provide coverage when property manager is out.



Minimum Qualifications and Job Requirements | All must be met to be considered.


High school graduate or equivalent.


1+ year of on-the-job training desired

Specific Knowledge, Skills and Abilities:

Must have a thorough knowledge of heating, ventilation and air conditioning systems with the ability to operate, maintain and repair same.

First Class Engineering License preferred or the desire to earn within 3 years of hire date

Excellent customer service skills and sense of responsibility

Ability to multitask and respond promptly to issues
